The luxurious and modern Villa Cape Royal with access to the Gulf of Mexico is located in a quiet but central location in Southeast of Cape Coral on the 150 feet (46 meters) wide Mars Channel. The Gulf of Mexico can be reached by boat within a short time. Boat lift is occupied by owner boat. Shopping facilities (e.g. supermarket Publix) and the Cape Harbour Marina are within walking distance from the house.

Villa Cape Royal was built in 2022 on a 0.23 acres lot and offers approximately 2064 sqft of living space.

The west orientation guarantees plenty of sun from early morning until the breathtaking sunset, which you can enjoy directly from the spacious, partially covered lanai.

Three bedrooms with bathrooms en suite offer enough space for up to 6 people. Two bedrooms have direct access and view to the pool and canal. All bedrooms are equipped with king size beds, walk-in closets or spacious built-in closets, and flat screen TVs with cable TV.

The study/den offers the opportunity to retreat or work undisturbed.

The utility room with washing machine and dryer is located behind the 2-car garage. Free internet access (WiFi) is included.

The screened outdoor area is dominated by the heated and LED-lighted pool with spa. The spacious lanai has an outdoor dining set for 6 people and a high-quality gas grill. Sun loungers are provided for a relaxing day by the pool. An outdoor shower and pool bath complete the outdoor area.

The house provides a fully equipped kitchen, an iron with ironing board, linens, towels, pool towels and hairdryer. Baby crib and high chair are also in the house and can be used free of charge.

Our Yamaha 195AR boat with efficient jet drive and space for 6 people is on our boat lift and can be booked optionally (if available). The new boat deck from 2023 is located directly behind the house and allows direct access to the Gulf of Mexico.

Make your vacation perfect and take the boat to Sanibel or Captiva Island or drop anchor and enjoy the waves off Fort Myers Beach. In Florida, persons with a valid driver's license are entitled to drive a boat as captain themselves if they were born before 01.01.1988. Otherwise, you will need a Florida Boating Safety Identification Card, which can be purchased on the Internet in about 4 hours.
